Hello Bob,
More time passes and still no actions taken on 460 maintenance. I did see work being done outside on the 400 building, at least some people seem to get things repaired at their units.
I have attached pictures taken tonight of water damage and water dripping into my unit along with pictures of the mess the painters left behind, so I hope you are able to open the attachment. If you are unable to open it, I will be glad to meet with you and show you the problems and pictures still on my camera. Even better perhaps someone on the board and the management company would take 5 minutes of time out of their busy day and go to the top of stairwell and see what I am talking about. It amazes me that dust and paint chips were not here BEFORE painters worked here but it is now, there after they worked in this area. Also I am curious about the managers explanation that somehow it was debris tracked in, and he doubts the painters did it. How could fine white dust be tracked in and chips onto black mat and carpet as your current management company suggests? I see shoe prints in the fine dust left on the black mat and paint chips where foot traffic does not normally go. I am also wondering when the roof leak will be worked on? In your last message regarding this you said The Board has also requested, and the property manager has under way, an inspection and recommended solutions for all exterior surface problems. Does this include someone getting on the roof peaks and examining shingles, flashing, sheathing, and high parts of roof? Does this include climbing up and examining the valleys and flashing where roofing and downspouts attach? Does this include climbing in and examining crawlspace above my unit deep inside where the water damage is? Remember the last roofer here showed me pictures he took of the water logged and damaged sheathing. Water can leak through in many areas and then travel to the low spot where it finally leaks in. Or does it just mean someone walks around on the flat roof and tells you everything is fine? Or will they just look at the building from ground and say it may need a little grinding tuck pointing in some spot or a little paint somewhere? Does anyone from the condo board ever observe what these inspectors, managers, estimators, maintenance actually do? I do believe the board members are sincere concerned unit owners, however its sad to say I think must be quite naive and gullible as far as dealing with and trusting these management company’s. In other words, my opinion and belief is they are BS artists, and ripping off the condo associations. If you do not believe me on what I say, any board member can go up to the top of stairwell and see the mess left by painters and if you give me their phone numbers I can call and have them observe the water coming in my unit next time it happens, as I’m quite sure your so called “management” company will not repair the problem since they have failed to do so in approximately 18 months.
