Bob makes some good points, some of which we have already reported. Please talk to the painting contractor about his responsibilities, and to our janitorial contractor about the carpets and mats at the various entrances. We should consider garage floor washing practices and intervals.

I really do hate to complain about things, but it seems that certain times no one says anything and nothing changes. So when I do notice building matters being neglected or done wrong I am going to speak up and hopefully cleaning and maintenance will improve. If nobody observes or mentions things, they will never change or improve.
As you know painters have been working in hallways, which is fine. However, they apparently are too lazy to walk outside from the top floor to shake out their drop cloths, instead apparently go into stairwell and shake them out. Although I have not observed this, I do see the fine white dust and plaster paint chips residue left behind on our stairwell carpets and black mat ts, which gets tracked around onto carpet with existing carpet dirt. This shows me that is likely what happened since I have seen this activity many times on jobsites over the years. You can verify this by looking in #410 stairwell at NW Hwy side of building. They should be required to vacuum up their mess since our janitor seldom if ever vacuums this stairwell. It gets filthier and dirtier all the time, dirt gets ground in and tracked into units. I as well as others use these stairs all the time, and if they claim it is cleaned or vacuumed, I doubt it since I have never seen anyone working on it. These stairwells should be vacuumed and maintained better and someone should be overseeing to make sure the janitorial work is being done everywhere not only certain places.
The matt at garage door looks like it was never vacuumed. I realize a lot of dirt is tracked in from garage winter dirt, but that is all the more reason to vacuum more often and better. This dirt gets tracked throughout building and gets ground into carpets. The carpets are not that worn, they just are getting dirt ground into them. I believe that besides the professional power-washing on the garage floor, that the building should purchase a pressure washer and cleaning solution, and have a reliable janitor service wash bi-monthly or as needed, to help keep things cleaner. Then get extra large heavy duty carpet matts by each garage door and several in reserve and rotate them, send them out as needed to be professionally cleaned. Then have all building carpeting professionally cleaned by a quality company and this would hopefully keep things cleaner and last longer.
The glass fixtures on garage doors and side entrance doors are very dirty and need to be washed in a cleaning solution, it probably would be good to do all entrance fixtures glass at same time and then periodically after that schedule at least yearly for complete washing.
These are just my observations and suggestions, but the painters making an extra mess for others to clean up is just plain laziness on their part, and they should be back-charged or made to vacuum the complete stairwells they have dirtied.
